This service includes:
• Making sure all current rental properties have the necessary legally required certificates.
• Marketing.
• Establishing suitability and affordability of potential Tenants.
• Accepting a Holding Fee (1 weeks rent).
• Referencing Tenants to include Identification check, right to rent check, financial credit check, obtaining references from current or previous Landlord, Employment reference.
• Any other relevant information to establish suitability.
• Full written inventory of the property including photographs prior to move in.
• Draw up Tenancy Agreement and making sure Tenants have all the documentation they legally require.
• Register Landlord and Tenant details and protect the security deposit with a Government authorised scheme. Transfer remainder of the rent funds to the Landlord deducting our fee and any other charges the Landlord has incurred (see addition non-optional fees and charges if arranged by Bloxham and Barlow Limited).
• Arrange for Tenants to visit the office, sign the contracts, receive the first months rent and a further 4 weeks rent which with the 1 weeks Holding Fee forms the 5 weeks rent as the Tenants deposit.
• Provide both Landlord and Tenant with copies of all documentation relating to the Tenancy including the deposit certificate.
